Should the allottee desire a loan from a bank/Loan giving agency the company will do all that is possible secure the loan, the final decision rests with the respective bank loan giving agency and the client.
Maxwell Homes & Properties Limited reserves the right to accept or reject any application for an allotment. The company may make minor changes in the design and specifications of the project, should these become necessary in the interest of the project.
Connection fees, security deposits and other incidental charges and costs relation to gas, water, sewerage and Power connection are not included in the price of the apartment and management will undertake these works on behalf of the allottee.
The flat along with undivided and undemarcated quantum of land will be registered in the name of the allottee. The allottee shall bear all costs relating to stamp, registration, documentation, legal costs, tax and any other incidental charges.
Interested allottee must submit application from along with reservation money (Refer to mode of payment). Allotment will be made on first come first serve basis. Allottee making a onetime payment will be given preference. Until the full payments of all installments are made, the allottee shall not have the right to transfer the allotment to the third party. All payments will be favor of Maxwell Homes & Properties Limited. The possession if each apartment would be handed over on making full payment including any additional charges.
The allottee must strictly adhere to the schedule of payment to ensure timely completion of the project. Any delay in payments will make the allottee liable to pay 10% delay charge. In the case of delay in payment of 3 (three) installment and the amount paid will be refunded by a single A/C payee Cheque within 3 (three) month following cancellation advice. Payments can be made directly to our Bank account from any country of the world through bank to bank or through Money Exchange.
If the cost of construction of the building increases more than 10% due to rise in the price of steel, cement or other building materials and construction charge during the construction period, the purchaser shall pay increased proportionately to MBL. In case of request for transfer of ownership by the allottee before registration of the apartment/Commercial space, a Transfer Fee either to the said building or to any matter to thing arising directly or indirectly under this contract of sale. In such an event the dispute amiably then the issue shell be referred to arbitration under the Arbitration Act 2001 or amended and or modified for the time being in force shall govern. Completion time of the project can be affected by unavoidable circumstances beyond the control of the company like natural calamities, political disturbances, non-availability of materials, non-payments of installment, changes of policy of the state & any other force majeure.
